VILLA LOSCHI ZILERI restoration [114]

15th century
Vicenza, Italy

The desire to restore the dignity of a historical property lies at the heart of this project.
The Villa, dating back to the second half of the 15th century, had undergone speculative interventions in the 1990s that were carried out in violation of the building permit, leading to the suspension of works by the Superintendency.
After being acquired by new owners, the studio was commissioned for its restoration.
The project begins with the removal of inappropriate additions, undoing the alterations that obscured the original structure. The interior spaces were reorganized while respecting the historical floor plan. Structural elements in contrast to the existing fabric, particularly the reinforced concrete structures, were removed for their rigidity in the event of an earthquake, which was incompatible with the historic masonry. Following a careful assessment of the structural settlements, the necessary consolidation works were carried out using techniques and materials compatible with the historic building. The walls were treated with lime, cocciopesto and marmorino. The floors were made with Vicenza stone, antique terracotta tiles, and larch planks.
Some 18th-century frescoes were recovered, restoring them to their original state after being previously covered up by the earlier speculative interventions.
Every element, both interior and exterior, was custom-designed: from the floors to the windows, from the stairs with integrated lighting to the walkway.
The villa was transformed into three residential units: the parents’ apartment is located on the main floor, while the second floor, with a mezzanine, accommodates the apartments for the adult daughters. The “colombara” was converted into a shared library, and the loggia serves as a communal living room for all three residences. The ground floor houses spaces designed for guest reception.
The existing systems, partly already installed, were revised and supplemented with a radiant heating system and air humidity control, ensuring comfort without compromising the building’s historical integrity.
