FOUR-UNIT RESIDENTIAL BUILDING [179]
Zugliano (VI), Italy
1250 m² 3750 m³
energy demand: 14 kWh/m² per year
energy class: A+ “passivhaus”
design: 2010.09 – 2011.05
built: 2011.09 – 2012.08
The building is situated on a plot of approximately 1,100 m² in a residential area of Zugliano, in the province of Vicenza. The site previously hosted a 1960s house, which was demolished to make way for the new development. The structure, consisting of two above-ground floors, accommodates four residential units. The basement level houses technical functions, service areas and a garage.
The rectangular floor plan and compact facades combine formal simplicity with an energy-efficient envelope. The large south-facing windows open onto the garden, extending the living areas outdoors. The shared entrance, placed between the two main volumes, contains the vertical connections between the floors.
On the first floor, the patios carved from the cubic volume allow views from the main rooms and transform into suspended terraces that interrupt the facade.
The building is designed according to Passivhaus standards.
The project was completed in ten months. The energy demand is only 14 kWh/m² per year, with a positive BlowerDoor test result. Additionally, the roof collects rainwater, which is stored and reused in the residential cycle.
The apartments, offered to the client as a high-quality real estate investment, were rented out just three months after completion, standing out from the local market scenario, which at the time was facing a concerning number of vacant properties.
